Dubai Set to Introduce 12-Month Rent Payments as New Scheme Eases Tenant Costs

The proposed scheme, expected to launch in September 2026, is designed to ease one of the biggest financial challenges faced by Dubai renters: the need to make large rental payments upfront. Under the planned arrangement, instalments would be offered at zero interest, although final details on eligibility, processing fees and application procedures have yet to be announced.


How the New Rent Scheme Could Work

The system is being developed by the DLD in partnership with a local bank. Rather than requiring landlords to wait for monthly payments, the participating bank would pay the landlord the full annual rent upfront.


The tenant would then repay the bank through monthly instalments over a period of up to 12 months.

For example, a tenant with an annual rent of AED 120,000 could potentially manage the cost through payments of around AED 10,000 per month, before considering any applicable fees or additional charges.

The new Rent Now, Pay Later model would take the concept further by introducing a banking mechanism that allows the landlord to receive the annual rent upfront while the tenant repays the amount over time.


Dubai has also seen private-sector rental-financing solutions emerge in recent years. Property platforms have offered tenants the ability to pay rent in 12 instalments while ensuring landlords receive their agreed payments upfront or according to the original schedule.


What This Could Mean for Dubai's Property Market

The move comes as Dubai continues to attract residents, investors and international professionals, keeping demand for housing strong.

Greater payment flexibility could make renting more accessible to tenants who have stable monthly incomes but prefer not to tie up large amounts of cash in advance. It could also encourage more renters to consider properties that previously required larger upfront payments.


For landlords and property managers, meanwhile, the model could provide another way to attract tenants without necessarily changing the timing of rental income.
